Buy box precision
We learn what you bought, what you passed on and what you wish you had bought.
Tell us what you want to build. Our acquisition team sources and analyzes properties around your locations, project economics and standards.
Teardown, infill, renovation and redevelopment opportunities in Scottsdale, Phoenix and surrounding Arizona communities.
No fee to join or review opportunities. Transaction terms are disclosed before you commit.

We want to understand what makes a property worth your time: the streets you like, the projects you build, the economics you need and the conditions you will not compromise. Your builder profile gives us that starting point.
Introduce your company ↗We learn what you bought, what you passed on and what you wish you had bought.
We look for owners open to a private transaction before broad market exposure.
We focus on opportunities that match your location, lot profile, economics and constraints.
Road exposure, utilities, HOA, access, lot shape and title concerns are identified for review.
Review an acquisition brief with available property facts, pricing assumptions, potential value improvements and decision requirements.
There is no charge to establish your buy box or receive opportunities for review.
Discuss neighborhoods, land basis, lot profile, product, margins and firm no-go conditions.
Build owner outreach around the micro-markets and property characteristics that fit.
Review comparable sales, proposed product, acquisition basis, project costs, holding time and known constraints.
Your team underwrites independently. If the fit is real, agree on structure, diligence and closing terms.
A property can look attractive and still fail because of its location, restrictions or finished-home economics.
This proposed 100-point framework organizes a review. It is not a valuation, investment rating or substitute for your underwriting, inspections, title review or independent approval.
We work with your team to compare the property as it stands with a feasible improvement plan. A lower purchase price alone does not make a good project.
Comparable sales, buyer demand, location and the finished home that fits the market.
Renovation scope, layout, usable space, site plan or redevelopment options to investigate.
Purchase, construction, soft costs, finance, holding, sale costs and contingency.
Target margin, supportable acquisition price, downside assumptions and unresolved risks.
Plans remain subject to zoning, permits, site conditions, verified costs and independent underwriting. A potential improvement is not a confirmed entitlement or value increase.
Enter your own assumptions to see the purchase budget a project could support. The starting figures are an illustrative example, not current market data.
Include every project cost once. Add assignment or other transaction fees to the appropriate purchase costs. Include interest, taxes, insurance and the expected holding period in your finance and holding estimate.
At the target margin and assumptions entered.
Each scenario changes one assumption. All others stay the same.
Purchase budget = (finished sale price minus sale costs, target project profit, construction, soft costs, finance and holding, contingency and fixed purchase costs) divided by (1 plus the purchase cost rate).
The target margin is a percentage of the finished sale price, not a return on cash invested. This simplified model uses your holding and financing estimate; it does not calculate a loan schedule, taxes or costs you have not entered. Sensitivity scenarios keep the same target margin.
A planning scenario, not an appraisal, offer, investment recommendation or guaranteed maximum price. Verify comparable sales, zoning, permits, site conditions, costs, transaction terms and financing before making an acquisition decision. Values stay in this page unless you choose to include a scenario in a submitted inquiry.
